Community outreach/neighborhood meeting to share our project with our neighbors, answer questions, and obtain feedback as we move through the City's planning process. 

Proposal:
We are proposing a new raised 862 sq ft. outdoor patio area and bar (surrounded by landscaped planters) located in the existing rear surface parking lot. 

We have performed a noise analysis and found that the new patio will not make more noise than the vehicular traffic on Santa Monica Blvd.  Sound levels are expected to comply with the City's Noise Ordinance, we are proposing an outdoor area with ambient music that will not be audible past the property line.  We also will surround the patio with plants that will filter noise as well.  The patio is located behind the existing building in a portion of the existing parking lot. 

This outdoor space is intended to enhance the bar experience by offering an open-air seating option alongside the existing indoor lounge area.   The operating hours of the outdoor area will be 11:00 am-12:00 pm.
