Proposal: The Project consists of the demolition of existing 1 and 2 story commercial buildings and the construction of a 7-story mixed-use development on a 14,125 SQ.FT. site located on La Brea Ave. The project includes 49 residential units, consisting of 44 market-rate units and 5 inclusionary units for moderate & low-income households, above a ground-floor commercial space and 2 levels of subterranean parking, with a total floor area of approximately 54,489 SQ.FT., including 1,110 SQ.FT. of commercial space. The unit mix includes 22 studio units, 25 1-bedroom units, and 2 townhouse-style 2-bedroom units. The Project utilizes State Density Bonus Law and requests incentives including increased floor area, height, and parking reductions pursuant to AB 2097, as well as a mixed-use concession from the City of West Hollywood. While parking is not required, the project provides 44 residential parking spaces in 2 subterranean levels and 7 commercial spaces at ground level. The design features a landscaped central courtyard, private balconies for each unit, a common rooftop deck, and sustainable elements.
